This development (of approx. 78000m2) came to us as a green field, Andre was instructed to create a quality housing development, which related well to the land. Our brief was to provide a fixed density of 137 homes. The site has an overall fall of 20m, however this was used as an enhancing feature of the urban layout designed by us to allow change in level of building and providing open spaces, which take advantage of the million dollar views of the Gulf Harbour Basin.
The parabolic form of the land faces directly into the new $300m ‘boat harbour’ development currently under construction. This gave the opportunity for the housing to have the best views and outlook of this dynamic vista. The site is framed by two links of the Gulf Harbour Golf Course, which provides an abundance of open green outlook for the majority of the larger house and garden dwellings. Land blocks were designed to give separation were possible to relate to mass, the contour, and to allow as many homes to have an outlook over or to the open green park and its link to the golf course.
The development was designed with consideration of the local council urban design guidelines, and the overall concept was carefully managed in consultation with local interest groups. The ‘house and garden’ properties offer a mixture of single and split level living, to take maximum benefit of the relative land form, and outlook. The medium density houses offer an alternative sector of the market the opportunity to take advantage of the location and features of this type of development can offer.
